Verdi sits at the base of the Sierra on the west edge of the Truckee Meadows, along the Truckee River. It’s a mix of rural acreage, horse property and newer subdivisions, and it’s squarely in wildland-urban interface country.

Verdi notes

  • Jurisdiction: parts of the Verdi area are in the City of Reno and parts are unincorporated Washoe County. Rules differ.
  • Wildfire: wood fences touching the house can carry fire to the structure. Firewise guidance recommends noncombustible materials in the first five feet.
  • Ranch and livestock fencing: ranch rail, no-climb wire and pipe fencing are common on acreage.
  • Snow and wind: Verdi gets more snow than central Reno; heavy gates need solid posts and clearance for snow.

Services in Verdi

Built for local conditions

  • Wind. Washoe County’s adopted design criteria put Reno, Sparks and the county in a special wind region with a 120 mph design wind speed for homes. The afternoon “Washoe Zephyr” that pours over the Sierra is why so many local repair calls are for leaning posts and flattened panels.
  • Frost. The county lists a 24-inch frost-line depth. Posts set shallower than that can heave in freeze-thaw cycles.
  • Sun and dry air. At roughly 4,400 to 5,500 feet with low humidity, UV and drying are hard on stain, paint and cheap vinyl.
  • Soil. Lots range from decomposed granite and rock (common on hillside lots) to clay that swells when wet. Both affect how posts are dug and set.
